How the Home Buying Process Works
Here's a simple, step-by-step look at what to expect — from our first conversation to the day you get your keys. I'll be with you at every stage, explaining what's happening and what comes next.
Buyer Consultation
We'll sit down together — in person or by phone — to talk about your goals, your ideal location, your budget, and your timeline. There's no pressure and no obligation. This conversation helps me understand exactly what you're looking for so I can tailor everything that follows to your needs.
Getting Pre-Approved
I'll connect you with a qualified lender who will review your finances and give you a pre-approval letter. This tells you how much a lender may be willing to loan you and shows sellers you're a serious buyer. Pre-approval is an important step before we start touring homes.
Determining a Comfortable Budget
Pre-approval tells you what a lender may loan you, but only you can decide what monthly payment feels comfortable. We'll look at the full picture — principal, interest, taxes, insurance, HOA, and closing costs — so you know exactly what to expect before making an offer.
Searching for Homes
Once we know your budget and preferences, I'll set up a personalized search that flags homes matching your criteria the moment they hit the market. You'll be able to review listings, save favorites, and tell me what you like — or don't — so we can narrow the focus.
Touring Properties
When a home catches your eye, I'll schedule a private tour at a time that works for you. Walking through a home in person is the best way to get a feel for the layout, the neighborhood, and whether it's the right fit. I'll point out things to watch for that you might miss on a listing photo.
Writing an Offer
When you find the right home, I'll help you prepare a competitive offer. In the Bay Area, offers can move quickly. I'll explain the terms — price, contingencies, timeline, and more — in plain language so you can make informed decisions with confidence.
Inspections & Contingencies
After your offer is accepted, we'll schedule a professional home inspection to evaluate the property's condition. I'll help you understand the inspection report, review disclosures, and manage your contingencies — the conditions that protect you and allow you to renegotiate or withdraw if something unexpected comes up.
Escrow
Escrow is the neutral third party that holds your deposit and handles the paperwork between you and the seller. During this period, your lender finalizes your loan, the title company verifies ownership, and we work through every deadline together. Escrow typically takes 30 to 45 days.
Final Walkthrough
Just before closing, we'll do a final walkthrough of the property to make sure it's in the agreed-upon condition and that any negotiated repairs were completed. This is your last chance to confirm everything looks right before the transaction is finalized.
Closing & Receiving the Keys
On closing day, you'll sign the final paperwork and your loan will be funded. Once the transaction records with the county, the home is officially yours. I'll be there to hand you the keys and celebrate — this is the moment everything comes together.
